18.2.3 Requirements for additional bays,
alterations, or modifications
Any loading bays provided in addition to the
minimum required by this article, or any loading
bays otherwise established shall meet the
requirements of Subsection 18.2.2, and no
alterations or modifications shall be made in an
existing building or structure whereby loading
openings or platforms are constructed or
established unless the provisions of Subsection
18.2.2 are met.

18.2.4 Existing structures
Structures existing as of the effective date of this
Code that do not meet the requirements of Section
18.2 are not required to install loading spaces, and
shall not be considered nonconforming with regard
to the requirements of this Section. Such structures
may expand their footprint or gross floor area, so
long as the expansion is on the same lot, no
additional lot area is added, and any existing off-
street loading on the site is maintained. If the
existing principal building is demolished, this
exemption is no longer valid. In addition, if the lot
