The section 8 lease provides that a landlord may terminate the lease only for the following reasons: (1) serious or repeated violation of lease terms; (2) violation of federal, state, or local law; or (3) other good cause. Examples provided of other good cause reasons include: legitimate business decisions, such as the decision to rent the unit at a higher rental price or to sell the property; the landlord’s private decisions, such as conversion of the rental unit to personal or family use; conduct by the tenant resulting in the disturbance of the neighbors; conduct by the tenant damaging the unit or surrounding property; criminal activity on the rented premises that involves physical violence; and refusal by the tenant to accept a new lease when offered by the landlord. 24 C.F.R. 8 882.215 (c) (iii) (2) (1994).
