(a) Notwithstanding 14 M.R.S. § 6015, as may be amended from time to time, for any
rent increase effective on or after January 1, 2023, a Landlord shall provide
ninety (90) calendar days’ advance written notice of any rent increase to a
Tenant. The notice required under this section must specify:

(i) The amount of the rent increase;
(ii) The amount of the new rent;

(iii) The date on which the increase becomes effective;
(iv) That Tenant has a minimum of forty-five (45) days from the date Tenant
receives written notice of the rent increase to accept or reject the new
rent; and
(v) Tenant’s response deadline, including specific date, time and method of
communication, of Tenant’s acceptance or rejection of the new rent to
Landlord, which response deadline must be as least forty-five (45) days
from the date Tenant receives written notice of the rent increase as
described in subsection (b) below.
(b) A Landlord must deliver the written notice required under subsection (a) to
