Mortgage Lending
Mortgage loans are the primary way most homebuyers are able to purchase their home. A homebuyer pays a
portion of the home price at the time of purchase (a “downpayment”), and a bank lends the homebuyer money
for the remainder of the purchase price. Historically, mortgage lenders and related mortgage professionals
acted to maintain racial and ethnic segregation, as well as to limit access to housing for single women,
LGBTQIA+ individuals and households, and others. Because of this history, lenders are now required to report
lending patterns by race, ethnicity, and sex. A thorough analysis of this data is included in Appendix C:
Expanded HMDA Analysis on page 118, and portions of that analysis are excerpted here.
