Functionally, of course, this means that the damages will be computed as the rentals provided for in the lease (plus reletting expenses), less such rentals as the lessor would have received if it had made reasonable efforts. See 5 Corbin on Contracts § 1039 at 242-43 (1964). The district court, however, did not address the reasonableness of U.S. Theatre’s efforts to relet. We remand the case for further consideration of the issue.
