Under this second option, and provided the landlord uses such efforts, the tenant remains liable on the rents due for the remainder of the term, though the tenant is entitled to a potential credit if the landlord re-lets the premises to a new tenant. Even when there is such a re-letting, however, the prior defaulting tenant remains hable for any rent deficiency during the remainder of the lease term. Windsor Real Estate, 674 S.W.2d at 255-56.
