period” to mean the term of the lease would require a tenant seeking to cure
nonpayment to pay the balance due over the entire remaining term of the lease no
matter how far that may be in the future. That cannot have been the Legislature’s intent.
Thus, where as here, rent is paid monthly on the first of the month “rental period” refers
to that month not the full year term of the lease.8
