640 charsAt the outset, we note that the lease itself indicates that after the expiration of the first year, the lease became a month-to-month tenancy. The lease states: “[ujnless sooner terminated as herein otherwise provided, this lease shall continue in effect for the term of one year from the date first above written and shall continue in effect thereafter, subject to termination, after the expiration of said term of one year, thirty days after either party hereto shall have given to the other party written notice of its intention to terminate the same.” A month-to-month tenancy is noncompensable upon condemnation of the rental property.
