¶32 The purpose of the CPA is to protect citizens from unfair and deceptive trade and commercial practices. Stephens v. Omni Ins. Co., 138 Wn. App. 151, 170, 159 P.3d 10 (2007), review granted, 163 Wn.2d 1012, 180 P.3d 1291 (2008). To show that there is a violation of the CPA, the tenants must prove five elements: “(1) unfair or deceptive act or practice, (2) occurring in trade or commerce, (3) public interest impact, (4) injury to plaintiff in his or her business or property, and (5) causation.” Omni Ins., 138 Wn. App. at 166. The tenants’ failure to establish any of the *563elements is fatal to their CPA claim. Holiday Resort, 134 Wn. App. at 225.
