¶26 In addition, Washington courts review waiver clauses strictly and enforce them only if their language is sufficiently clear. Chauvlier v. Booth Creek Ski Holdings, Inc., 109 Wn. App. 334, 339-40, 35 P.3d 383 (2001). And any *561agreement to waive a right under the MHLTA must be in a writing that is separate from the lease agreement. Holiday Resort, 134 Wn. App. at 225.
