562 chars"`Equitable principles apply in this state also where a forfeiture is sought in an action in unlawful detainer.' [Citation.] The court in Knight v. Black, 19 Cal. App. 518, 525-526 [126 P. 512], speaking of the remedy of unlawful detainer, said, `... although the remedy provided by law ... is summary in principle and process, nevertheless the very nature of the action, involving, as it does, a forfeiture, appeals to the equity side of the court and in turn requires "a full examination of all of the equities involved to the end that exact justice be done."'
