430 charsIn Brownstein v Edison (103 Misc 2d 316 [Sup Ct, Kings County 1980]) the court held that the landlord assumes a duty to protect its tenant within the scope of Real Property Law § 235-b once it installs door locks and obtains a rent increase therefor. Similarly, in the instant case petitioner undertook affirmative steps to repair respondent’s front door. However, respondent asserts that the front door was not properly repaired.
