Clause 16 of the lease provides, in case of an assignment of the entire leasehold, that the tenant should be released from further liability if any purchaser or assignee of the entire leasehold shall assume, “by writing .duly executed, acknowledged, and recorded,” all the covenants and obligations of the tenant then remaining unexecuted.
