549 chars“There can be no doubt that clause' 16, if taken literally, does not qualify, in the manner claimed by the landlord, the right of the tenant to relieve itself from future liability by assignment of the leasehold. There has been a literal compliance "with the terms of that clause, and the release of the tenant from further liability follows as a matter of course, unless the proper construction of that clause is that there was an implied condition that the release of the tenant would result only from an assignment to a responsible person. * * *”
