386 charsIn the present case the landlord has not acquiesced in the assignment made by the tenant, and,, in addition, the tenant did covenant to pay taxes, insurance, and rent. It follows, therefore, that, if' the tenant is to be exonerated from liability to make-these payments, after the assignment, the justification must be found in the right to assign given by clause 16 of the lease. * * *
