398 charsIt is further admitted that the assignment of the lease made by the Theatre Realty Corporation has divested it of all interest in the leasehold'and the $250,-000 expended in improving the property, even though, the appellant has not yet exercised the right to terminate the lease under- the express provision of its clause-19, entitling the landlord to the ownership thereof as. liquidated damages.
