538 chars“The position taken by the landlord is that the: right given to the tenant by clause 16 to release-itself from further liability by making an assignment to a person who would assume all of the covenants of the lease, by writing duly executed, acknowledged, and recorded in the county clerk’s office, was a right which could be exercised only by an assignment to a person who could reasonably be-expected to carry out the obligations assumed, and. that consequently an assignment to a known irresponsible person did not release the tenant.
