In the Purchase Agreement, Rite Aid unequivocally agreed to purchase the Brannon Road property, which relieved White/Reach of its contractual obligation *634to build anything on the property. When the parties entered into the Purchase Agreement, Rite Aid immediately put $2.46- million .in escrow for thirteen months. White/Reach agreed to sell (not lease) the vacant Lot without a budding to Rite Aid for $2.46 million, which was more than the fair market value. During this time, the deadline for closing the Purchase Agreement was extended by agreement of the parties several times.
