217 Conn. 57, 584 A.2d 458 (1991), in which the plaintiff sought to evict the defendant for failure to pay a disputed $25 of an approximately $500 monthly rent. The court, recognizing the grave disproportionality between the plaintiffs loss of $25, on the one hand, and the defendant’s forfeiture of both a $9900 deposit and the security of a ninety-nine year lease on the other, reversed the trial court’s finding in favor of the plaintiff, holding that “[t]he doctrine against forfeitures applies to a failure to pay rent in full when that failure is accompanied by a good faith intent to comply with the lease or a good faith dispute over the meaning of a lease.” Id., 69. *145
