Section 31.K of the lease, under the heading “Miscellaneous,” stated that: “All understandings and agreements previously made between the parties are superseded by this Lease, and neither party is relying upon any warranty, statement or representation not contained in this Lease. This Lease may be modified only by a written agreement signed by Landlord and Tenant.” Section 32 of the lease, under the heading “Entire Agreement,” provided that: “This Lease and the following exhibits and attachments constitute the entire agreement between the parties and supersede all prior agreements and understandings related to the Premises . . . .” Where, as here, “the parties to a written contract have agreed to it as an ‘integration’ — a complete and final embodiment of the terms of an agreement — paroi evidence cannot be used to add to or vary its terms.” (Masterson v.
