The trial court directed a verdict in favor of the landlord. The Court of Appeal affirmed, noting that the record (1) contained “uncontroverted evidence of a preexisting rational, uncon-trived and substantial business motive,” and (2) contained “no evidence in support of [the tenants’] defense of retaliatory eviction.” (Id.,
