On June 28, 2010, the trial court issued a tentative ruling in favor of RGB on both of SMP’s writ petitions. On June 29, 2010, the court heard arguments, following which it adopted its tentative ruling as its final order. On July 21, 2010, the trial court entered judgment in favor of RGB in accord with the court’s final order. SMP filed a timely notice of appeal. DISCUSSION I.
