618 charsThe lease herein was prepared by the attorneys for the appellee. Dolly Farris and Intha Farris were not represented by counsel. On their own, they were not particularly astute in business affairs. The words of perpetuity in the lease are, “At the expiration of the first renewal term, and each renewal term thereafter, this lease shall be automatically renewed for an additional three (3) years upon the same conditions ...” at the election of and in writing of the appellee only. The lease further provides for automatic increases until a cap of $5,000 is reached, and then the amount of rent shall “remain constant.”
