611 charsThe amount of rental was fixed as follows: $2,500 annually for the initial term of the lease which began on May 22, 1976, and expired on May 11, 1982. After the initial term, the lease was automatically renewed for the first additional three-year term (renewal at the election of the appel-lee in writing) at $3,000 per annum. At the expiration of the first three-year renewal term, the lease then renews for each additional three-year term on the same conditions, the renewal term being 110 percent of the rental prevailing during the expiring term “until $5,000 per year is reached, and then remain constant.”
