The trial court ruled, in a letter opinion, that “[t]he removal of [the carports and storage sheds] is not prohibited by RCW [59.20.135]. Rather, it is prohibited by contract law.” CP at 580. Conclusion of law 10 states, “The landlord’s removal of the carports and sheds during the tenancy of tenants would be a breach of the lease agreement.” CP at 556. 8
