382 chars517 S.W.2d 49, 52 (Mo.1974). It would logically be more difficult to sell the land if it were encumbered with leases or other interests contrary to those of the purchaser. The intent of the legislature to convey title free from all claims except public utilities’ rights-of-way and federal tax hens would also be contradicted if such leases were to be honored. See section 92.835.2.
