*916In 1987 Dr. Coates, commencing her plastic surgery practice, signed an agreement to lease certain of the premises at 4112 Pennsylvania, Kansas City, with Forty-One Twelve Associates, then the owner of the building. The premises were unfinished and required completion for occupancy (build-out) when the parties signed the lease. The lease made provision for the build-out and stated the following:
