“[A] landlord impliedly warrants the habitability of leased residential property” . .
       . [and] agrees to provide facilities and services that are “vital to the life, health,
       and safety of the tenant and to the use of the premises for residential purposes” . .
       . To succeed on a claim for the breach of the implied warranty of habitability, the
       tenant must prove that the condition of the premises was of such a nature as to
       render the premises “unsafe or unsanitary.”
