The reasoning of this decision is also a postulate of those courts which have rejected caveat emptor in favor of an implied warranty of habitability in residential leases. Javins v. First National Realty Corporation, supra, 428 F.2d l. c. 1076; Lemle v. Breeden, supra, 462 P.2d l. c. 473; Mease v. Fox, supra, 200 N.W.2d l. c. 795. It is a persuasive augury that, if presented with the question, the Supreme Court of Missouri would determine, as we now do, that a warranty of habitability is implied by operation of law in every residential lease.
