What constitutes a serious violation of the lease is not defined in 24 C.F.R. § 982.552(b)(2). And because there is no precedent defining “serious violation” in this context, the question of whether the failure to vacate leased premises at the expiration of the lease is a “serious” violation of the lease, triggering an eviction that leads to the termination of Section 8 benefits, is an issue of first impression. “Serious” is defined as “important” or “weighty.” Black’s Law Dictionary
