“If the tenant’s continued occupancy constitutes a threat to the health and safety of other tenants or landlord (generally, by a violent action such as use of firearms, arson, etc.), or the tenant waives his right under the Tenant Grievance and Appeals Procedures, eviction shall be accomplished in accordance with state law.” III
