438 charsThe lease agreement between the parties contained a provision whereby the defendant agreed to “[mjaintain buildings and common areas and grounds of the project in decent, safe and sanitary condition in conformity with the requirements of local housing and sanitary codes and applicable [Fjederal and [Sjtate regulations!, and rjemove all snow [and] ice . . . from the sidewalks, parking areas and driveways and other common areas . . . .”
