Connecticut General Statutes section 47a-15 requires, except in certain specific situations, that a
landlord seeking to proceed with a summary process action, must first deliver a pre-termination
notice to the tenant. A pre-termination notice provides the tenant with an opportunity to remedy
the violations and avoid a summary eviction. St. Paul’s Flax Hill Cooperative v. Johnson, 124
Conn. App. 728, 734-35 (2010). Section 47a-15 of the Connecticut General Statutes requires that
the pre-termination notice be specific enough to provide the tenant with an opportunity to remedy
the violation. Josephine Towers, L.P. v. Kelly, 199 Conn. App. 829, 841 (2020). A landlord that
seeks to evict a tenant for a violation of a lease provision that is not specified as a “serious
nuisance” or any other exception specified in General Statutes section 47a-15, is required to issue
