On May 26, 1993, the David-sons entered into a contract to lease the first-floor apartment to Edward Kenney for one year, from June 1, 1993, to May 31, 1994. Under the terms of the lease, rent of $425.00 per month was due on the first day of each month. The lease also provided that if a new lease were not signed at the end of the original lease term, the tenancy would continue as a month-to-month tenancy with all of the other conditions remaining the same.
