434 charsRule of construction applicable to agreement. An agreement, express or implied, which undertakes to decrease a landlord’s obligations in regard to the condition of the leased premises, will be construed strictly against the landlord. In other words, the extent of the decrease will be kept in as narrow a range as is consistent with the terms of the agreement entered into by the parties. Illustration 1 to comment d. supra, provides:
