The addendum also specifies that a lease may be terminated for a “[mjaterial failure to carry out obligations under any State landlord and tenant act,” or for “[o]ther good cause.” In order for a tenant’s lease to be terminated for “[o]ther good cause,” the addendum stipulates that the landlord must give prior notice that the tenant’s conduct “shall henceforth constitute a basis for termination of the lease.” In a termination for other good cause, a notice of lease termination must be received by the tenant at least 30 days prior to the date of lease termination. Indigo does not contend that these conditions were satisfied.
