Mr. Riley complains that the Small Claims Court made findings and stated conclusions
regarding amounts paid under the lease. The court found that both the first and second written
leases called for annual rent of $21,600, whereas Mr. Dempsey paid monthly rent of $1,836
under the first lease, but only $1,800 under the second lease. Twelve payments of $1,800 would
total $21,600, whereas 12 payments of $1,836 totaled $22,032. (Finding 1 and 7). The court
also found that, over an occupancy of about 37 months, Mr. Dempsey paid over $66,600 in rent,
plus utilities and some minor repairs. (Finding 21). Based on the above findings, the court
stated the following conclusions:
