Here, the trial court determined that South Willow’s first notice to quit did not “state with specificity the reason for the eviction” as required by RSA 540:3. “If the first suit was dismissed for defect of pleadings ... or was disposed of on any ground which did not go to the merits of the action, the judgment rendered will prove no bar to another suit.” Costello v. United States, 365 U.S. 265, 286 (1961); see Hamilton v. William Calomiris Inn Corp.,
