[¶14] Sherwood was entitled to terminate Jackson's tenancy for "material noncompliance" with the terms of the lease. The lease defines material noncompliance as one or more substantial violations of the lease, or repeated minor violations that negatively affect the housing project, its tenants, and its management. With support in the record, the District Court found three violations of the lease *1264independent from Jackson's use or possession of marijuana.
