560 charsThe security deposit provision in section four of the lease provides that “[i]f Tenant fails to comply with any term of this lease, Landlord may apply the security deposit to ensure compliance in addition to pursuing remedies by way of eviction and claims against the Tenant . . . .” Under this provision, the plaintiff had no obligation to apply the security deposit towards the September rent, and the defendant has not cited any authority for the proposition that the presence of a security deposit is a defense to the nonpayment of rent. There is no error.
