12Jablonski and Al-Ziab involved the covenant and the
statutory right of quiet enjoyment protecting tenants of
residential premises. See Al-Ziab, 424 Mass. at 850; Jablonski,
64 Mass. App. Ct. at 747-748. The parties here have not argued
that the standard applied to an express covenant of quiet
enjoyment in a commercial lease is materially different. See
note 11, supra.
