489 charsBackground. The landlord commenced a summary process action against the tenants seeking to recover possession of the subject premises and damages for unpaid rent. The tenants responded by claiming improper termination of the tenancy, and counterclaiming for breach of the warranty of habitability, in violation of G. L. c. 239, § 8A; violation of G.
