Nevertheless, the tenants claim that they are entitled to these costs "under the *449 contract" pursuant to the attorney's fee clause in the lease. That clause states that the tenants shall "pay [landlord] all costs and expenses ... in any action brought ... for the breach of any of the covenants contained in th[e] lease...." Thus, the tenants contend that the reciprocity provisions of Civil Code section 1717 entitle them, as the prevailing parties, to an award of "all costs and expenses."
