the certain end of appellant’s estate and tenancy was no later than July 6, 1968. “When the term of a lease is to end on a precise day, there is no occasion for a notice to quit previously to bringing an ejectment, because both parties are equally apprised of the determination of the term.” Young v. Smith, 28 Mo. 65, 69. Sec. 441.-070, V.A.M.S. which relieves the necessity for notice to quit from or to a tenant whose term is to end at a certain time adopts this rationale and expresses the common law rule in so doing.
