Also, the violation must affect the tenant’s dwelling unit or the common areas which he uses. The tenant is under an obligation to givm.the landlord notice of the deficiency or defect not known to the landlord and to allow a reasonable time for its correction. The contract principle that a person may not benefit from his own wrong will exonerate a landlord for a defect or deficiency caused by a tenant’s wrongful conduct. King v. Moorehead, supra, at 76.
