Because we are satisfied that the lease was valid from its inception, we need not address New Landlord’s alternative theories (1) that Tenant's signature on the “Lessee Estoppel" now estops Tenant from challenging the validity of the lease, or (2) that by remaining on the premises during the first fourteen months of the lease term, when it was obliged to pay only half of the Minimum Rent, and by thus enjoying the benefits of its contract, Tenant should not thereafter be heard to argue that the contract was invalid. 4
