On remand, the trial judge is directed to determine New Landlord’s damages in light of these authorities and the provisions of the lease. We specifically note that because the quantum of damages is governed by the lease, the judge must make a finding as to the correct square footage. It is undisputed that New Landlord had the obligation to mitigate its damages, and the trial judge must determine whether New Landlord made reasonable efforts to do so. Lennon, supra,
