35. Should Tenant continue in possession of the leased premises after the end of the term herein created with permission of Landlord, it is agreed that the tenancy thus created, shall be a monthly tenancy and may be terminated by either party upon giving to the other not less than thirty days’ written notice to expire on the 30th day of the month. . . . Tenant hereby waives his right to any Notice to Quit. . D.C.Code 1973, § 45-901.
