The district court erred in finding chapter 327C inapplicable because appellants had no written rental agreement. Respondent waived the March notice to vacate by accepting rent after the expiration of that notice. In addition, the March notice to vacate was defective as a matter of law because it failed to provide a basis for terminating appellants’ tenancy, and, to the extent that termination resulted from a violation of law, it afforded appellants no opportunity to remedy the violation.
