Defendants also argue that an unlawful detainer action for nonpayment of rent may be defended on the grounds of constructive or partial constructive eviction. We have consistently held that abandonment of the premises is a prerequisite to the defense of constructive eviction. Leifman v. Percansky, supra. See, also, Strupp v. Canniff, supra; Roach v.
